The hotel property has been owned by Singerman Real Estate since 2013. Singerman invested over $10 million upgrading the property to meet Hilton Hotels & Resorts standards, and the hotel has operated under the DoubleTree by Hilton brand since 2014. The franchise agreement is scheduled for renewal in late 2024, providing an opportunity for ownership to assess all potential brand affiliations for the new property should a redevelopment be approved by the Park City Planning Commission.

The owner and developer of the property is Singerman Real Estate, LLC, a Chicago-based opportunistic real estate investment firm with over $4 billion of assets under management. Singerman Real Estate (SRE) has deep experience executing complex transactions and unlocking embedded value through the ownership of properties, real estate loans and operating companies. SRE focuses on maximizing risk-adjusted returns through investments in both debt and equity across all major asset classes including industrial, life science, multifamily, hospitality, office, and retail in addition to other niche real estate asset classes. SRE has been invested in Park City for more than ten years via its ownership of DoubleTree by Hilton Park City – The Yarrow and Outlets Park City.

The redevelopment would include 60 new rental units including studio and one-bedroom units. The deed-restricted units will have access to private outdoor space and underground parking for both bicycles and cars.

Yes! The redeveloped property will still offer food and beverage service, along with meeting spaces perfect for community groups like Rotary. We're committed to supporting important organizations and hope to continue providing a space for local meetings and events.

The proposed hotel redevelopment will provide a beautified landscape zone (“buffer zone”) along Park Avenue and Kearns Boulevard featuring a wide multi-use path that leads to the entry of the current tunnel design. As a public project facilitated by Park City Municipal, the city holds the keys to the tunnel construction.

We anticipate construction to be completed in 3-4 years. This timeframe includes demolition of the existing hotel, installation of new utilities, construction of an underground parking garage, and building the five structures that make up the mixed-use development.

The proposed redevelopment features multiple food and beverage options available to the public. In addition to a mountain-view café and lounge in the lobby, there will be a stand-alone restaurant with rooftop bar along the south promenade of the property.

The proposed redevelopment will feature over 1.7 acres of open space. Plans include a community green for relaxing and public activities like small concerts. The new multi-use trail and on-site Summit Bike Share station will provide easy access to explore town and the trail network. The adjacent Fresh Market transit stop will take riders from Deer Valley to Kimball Junction. Onsite, the south promenade will host shops, restaurants, office and meeting spaces and a public rooftop bar and restaurant with mountain views.

The redevelopment is designed with an extensive underground parking facility. There will be parking for over 289 cars as well as covered bike parking and charging facilities for cars and bikes. The project is designed to provide sufficient parking on-site with no impact on surrounding properties.
